Building Policies

General Policies

Pets Allowed Pets not permitted for sublets.
Subletting Allowed Shareholders must be in good standing and current on all payments to the cooperative for the past two (2) years. Shareholder must write a letter to the Board requesting permission to sublet prior to submitting an application. The approval to sublet will be good for 1 year. If the apartment has not been sublet within the 1-year period, the shareholder will be required to reapply if still interested in subletting. One (1) year lease term only. The apartment can be sublet for two (2) years in a five (5) year period. Subtenant must have a renter's insurance policy for the duration of their sublet term.

    Notice to Brokers: Management strongly advises a Broker start the online process. Once you begin the application, you will have the ability to invite applicants and unit owners to the online application.

    Notice to Owners: If you or the applicant do not have a broker, please have the applicant start the application process. 

      • Maximum Financing Permitted:
        • You may not finance more than 75% of the cost of the shares of the apartment for conventional fixed-rate mortgages and fully amortizing adjustable-rate mortgages
        • OR 50% of the cost of the shares of the apartment for interest-only mortgages as well as any form of mortgage with the potential for negative amortization.
      • Sublet Renewal Policy:
        • Must request permission from the Board for a second-year renewal to SAME subtenant
        • All renewal requests should be made no more than 90 days and no fewer than 30 days prior to the subleases expiration.
        • The apartment can be sublet for two (2) years in a five (5) year period.
      • Trusts: Trusts evaluated on a case-by-case basis and subject to Coops attorney guidance and approval.
      • Open House Policy: 
        • Open Houses must be scheduled in advance. 
        • Listing agent must be present at all times and escort their prospective buyers. No Exceptions.
