Building Policies

Effective Immediately: A complete application package must be submitted electronically. Use the link above to apply online.

Notice to Brokers: Management strongly advises a Broker start the online process. Once you begin the application, you will have the ability to invite applicants and unit owners to the online application.

Notice to Owners: If you or the applicant do not have a broker, please have the applicant start the application process.

            • Maximum Financing Permitted: 80% of purchase price.
            • Purchases must have 28%-33% Debt to Income Ratio. NO EXCEPTIONS
            • SUBLET POLICY:
              • One (1) year lease term only
              • Shareholders must be a primary resident for two (2) years before requesting to sublet
              • Can sublet up to three (3) years.
              • An additional two (2) years for hardship or emergency situation at the discretion of the Board or managing agent.
            • No pets are permitted in a sublet apartment.
            • INSURANCE REQUIREMENT: All purchases must provide proof of Home Owners Insurance prior to closing.
            • Washer/Dryer, Garbage Disposals and Whirlpools/Jacuzzi not permitted.
            • TRUST POLICY:
              • Trusts purchases and transfers are permitted with Attorney review and Board approval. There is an additional fee for this trust review.
            • OPEN HOUSE POLICY:
              • There are a maximum amount of open houses permitted on the allotted days:
                • Saturdays, 12:00pm - 4:00pm
                • Sundays, 12:00pm - 4:00pm
              • Email requests should be sent to Creyes@centuryny.com at least three (3) days in advance of showing for approval.
              • All visitors must be escorted from the lobby to the apartment.
            • SMOKING POLICY:
              • Smoking is prohibited within (30) feet of all entrances to the building, as well as in the building's lobby, roof, hallways, basement, stairwells, elevators, courtyards, refuse rooms, laundry rooms, miscellaneous rooms, storage areas, parking garage, and other common areas of the building.
              • Smoking is permitted within the apartments. Shareholder responsible for taking measures to ensure smoke or any odor of smoke originating within their apartment does not infiltrate other apartments at the building and/or any of lessor's indoor and outdoor common areas.
